Montreux’s real estate sales have continued at a brisk pace and 2014 has proved to be the “come back” year for real estate prices. Most are expecting this positive trend of appreciation to continue with the steady business growth and positive tax structure bringing businesses and families to Northern Nevada in general.

October Update for Parc Foret at Montreux

As any Reno Nevada resident will tell you, fall is a beautiful time of year in the Montreux Community. The crisp air and quaking aspens serve as a reminder to get out on the golf course or enjoy one of many local trails before winter truly sets in.

As the trees along the walking path begin to change color and lose their leaves, we invite you to stop by the Welcome Center and hear about the many great things going on at Parc Foret real estate development.

Parc Foret Construction at Montreux

We continue to see plenty of interest and tours of the models are taking place regularly. Construction is moving along on a number of home sites. Additionally, preliminary grading, excavation and retaining wall construction is underway for lots in our second release of Parc Foret.

The buyers of these homes will benefit from a shortened construction period, alternatively they could be used for spec homes since the market continues to gain steam, and we’ve seen demand for completed Parc Foret homes.

The second Parc Foret release will also include modified versions of our floor plans to include a finished walkout basement on our sloped lots, which adds significant square footage while keeping with the great open floor plans of the everyday living being on the main level.

The first release of nine homes is now available for sale in the new Parc Foret enclave of Montreux.

After years of planning and approvals with this Montreux neighborhood, construction activity is well underway. We have Six homes under construction and seven more that have broken ground.

Montreux Real Estate Report for March 2013

The word is starting to spread… Montreux is not only a picturesque golf community in the Sierras, it is a great value! The bonus is Nevada’s beneficial tax structure, including no state income tax. This has made the private Montreux golf community a secure choice for many Buyers.

The first quarter of 2013 has been one of the busiest that we have seen, with 16 home sales since the beginning of 2013. In comparison, the first quarter of 2012 saw 4 home sales—that’s FOUR times as many homes sold compared to last year!

Since December 2012, luxury real estate activity in Reno Nevada has been crazy hot!

Californians are exiting the state in droves, with a lot of wealthy people moving to Nevada.

I know this, because I meet people from California every, single, day. It is amazing the amount of people leaving.

Responding to Leads in Real Estate

Since the start of the New Year, I have been extremely busy with my real estate business.

I have 3 highly branded real estate websites that have been producing lead after lead after lead. Last week in fact, I got 4 leads in one day just from one of my websites!

Ninety-five percent of these leads are from people looking to relocate to Nevada. Most are looking to escape California’s brutal taxes that were passed in 2012.

Real Estate on the Internet

One thing that amazes me about these real estate leads, is that most are coming from one of my 3 websites… not the phone!

Now, I have a specific internet marketing plan for my real estate business, so the leads I get are not a surprise. I expect to get leads.

What is surprising is the level of detail and expertise these leads already have.

Viewing Real Estate Properties Quickly

The majority of my leads have already done their homework. Most already know what houses they want to see, what area of town they want to live in, and so much more. Some even know they want to hire a Reno custom home builder.

The internet allows people to look at homes, neighborhoods, pricing, floorplans, and so on, from the comfort of their home or office. Because of this, most people do not shop for luxury real estate properties blind.

They are ready for a physical tour. And, some prospects are ready to buy… now!

Fast Response is Key Getting Real Estate Clients

When I first started out in real estate, I would wait a day before responding to a lead. In my mind I thought:

If I wait a day before calling, maybe they will think I’m super busy and that I don’t really need their business. That will make my even more desirable!

I realize now what a huge mistake that was.

Remember what I said before about prospects doing their homework before they contact you?

What this means for you as a real estate agent is that you need to lock-in this client before they go elsewhere. You need to contact this client within one hour of getting the lead. One hour!

Email or Phone

This part is tricky. Do you email the lead… or, do you call the lead?

On my contact forms, in addition to asking people what real estate they are interested in: Montreux homes, South Reno Homes, Arrowcreek Homes, and so on—I always give people the option of how they would like to be contacted: Email or Phone?

The responses I get are around 70 to 30 (email to phone).

Now, that’s sort-of what I expect. Most people choose to be contacted via email, and that’s fine. For some agents that do better on the phone, don’t worry, there’s a way around the “email only” problem.

Initial Conversations

The first talk with a new client is always a little nerve-racking. I haven’t met them, they haven’t met me… it’s not always easy to know what to expect. Thankfully, I’ve figured out a system that I use that makes talking to new (and current) clients easy and enjoyable.

When I email a new lead, I make it very simple and always include the following:

I’m excited to show you all the properties we have available. When is the best time tomorrow to call you and talk personally about your real estate needs?

I won’t go into every detail that I use for emailing and talking to clients, more on that later. But, the most important behavior to remember, is to react to leads quickly. People that take the time to fill out a contact form are “ready to go”. Don’t let them slip away!

The total available homes on the market in the Reno / Lake Tahoe area has been decreasing. A lot of possible short-sale sellers have postponed listing their homes because of a larger tax liability. This is because the The Mortgage Forgiveness Debt Relief Act is scheduled to expire on December 31, 2012.

Reno New Home Construction

With the real estate market in Reno tightening, there has been some good news regarding new home construction in Reno.

Lakecrest Builders—a custom home builder in Reno—has been riding this wave. They are currently under construction on a handful of custom-built homes in Montreux.

Californians Moving To Nevada

The November 2012 elections will bring a new wave of taxes to the higher-earners in California. This will directly impact business owners and upper-level executives in California.

This is not good for entrepreneurs in California—but it’s great for Nevada real estate.

In the month of October, home sales were up 6% from October 2011. The average home price was $185,000—a 23% increase from a year earlier (Oct. 2011).

Lake Tahoe Real Estate Market

The Lake Tahoe real estate market was down 21% compared to a year ago (Oct. 2011). The average home price was $762,000.

Ouch! California Tax Hike

The voters of California have decided to hike income taxes to levels that are unprecedented anywhere in the nation.

Here’s the gist:

Those who make over $250,000 will pay the highest taxes in the country.
If you make over a million dollars — you will pay an even higher surcharge.

CA Prop 30 Tax Increase

Oh, by the way, this tax is retroactive to 2012… yes, California will be retroactively taking away money that has already been earned.

Wealthy People Have A Target On Their Backs

It’s my opinion that the politicians who run California’s government view business owners and wealthy people as their piggy bank.

Hence, this obscene tax on the higher earners.

From PandoDaily: An oppressive state income tax will not be enough to drive some people out. But it is naive to think that the thousands of young millionaires who are about to get hit by this retroactive tax will not think twice about it when they talk to their financial planners.

In the end, nobody knows for certain how this tax will impact individual decisions. These types of things are incredibly anecdotal in terms of the evidence on either side. Politicians will provide figures to suggest that income tax does not cause exodus, but these taxes are unprecedented, and coming at a time when people are less rooted to California than ever before.

Montreux Golf November Course Schedule

The Montreux Golf Course will continue to be open for play in November with tee times beginning daily after 10 am—pending possible further delays for frost.

Montreux Nevada Golf Course

Golf carts are limited to CART PATHS ONLY. Thank you for your cooperation in preserving our turf for next season as freezing nighttime temperatures and current lack of turf growth have disabled turf healing from cart traffic, resulting in visible damages to our fairways and rough areas next spring.

Please contact the Golf Shop at 849-9496 or visit the Montreux website for frost delay notices and golf course updates as posted early mornings by the maintenance staff. The Golf Shop will be open daily from 9 am to 5 pm.

The driving range will be open for daily use until the golf course closure later this season. Golf balls will be able to be hit off turf until temperatures require the use of artificial mats, preserving best possible turf conditions for the following season.

Golf Shop & Course Thanksgiving Hours

The golf shop will be open from 9 am to 2 pm on Thanksgiving Day. The driving range and golf course will be open for member play, pending delays for frost and weather.
