October Update for Parc Foret at Montreux

As any Reno Nevada resident will tell you, fall is a beautiful time of year in the Montreux Community. The crisp air and quaking aspens serve as a reminder to get out on the golf course or enjoy one of many local trails before winter truly sets in.

As the trees along the walking path begin to change color and lose their leaves, we invite you to stop by the Welcome Center and hear about the many great things going on at Parc Foret real estate development.

Parc Foret Construction at Montreux

We continue to see plenty of interest and tours of the models are taking place regularly. Construction is moving along on a number of home sites. Additionally, preliminary grading, excavation and retaining wall construction is underway for lots in our second release of Parc Foret.

The buyers of these homes will benefit from a shortened construction period, alternatively they could be used for spec homes since the market continues to gain steam, and we’ve seen demand for completed Parc Foret homes.

Montreux Real Estate Report for March 2013

The word is starting to spread… Montreux is not only a picturesque golf community in the Sierras, it is a great value! The bonus is Nevada’s beneficial tax structure, including no state income tax. This has made the private Montreux golf community a secure choice for many Buyers.

The first quarter of 2013 has been one of the busiest that we have seen, with 16 home sales since the beginning of 2013. In comparison, the first quarter of 2012 saw 4 home sales—that’s FOUR times as many homes sold compared to last year!

Since December 2012, luxury real estate activity in Reno Nevada has been crazy hot!

Californians are exiting the state in droves, with a lot of wealthy people moving to Nevada.

Reno-Lake Tahoe Real Estate Update for November 2012

In the past 3 months, we have been seeing tight housing inventories and stable price increases throughout the Reno-Lake Tahoe real estate market.

Nevada Short Sales

The total available homes on the market in the Reno / Lake Tahoe area has been decreasing. A lot of possible short-sale sellers have postponed listing their homes because of a larger tax liability. This is because the The Mortgage Forgiveness Debt Relief Act is scheduled to expire on December 31, 2012.

Reno New Home Construction

With the real estate market in Reno tightening, there has been some good news regarding new home construction in Reno.

Lakecrest Builders—a custom home builder in Reno—has been riding this wave. They are currently under construction on a handful of custom-built homes in Montreux.

Californians Moving To Nevada

The November 2012 elections will bring a new wave of taxes to the higher-earners in California. This will directly impact business owners and upper-level executives in California.

This is not good for entrepreneurs in California—but it’s great for Nevada real estate.

The real estate leads—email and phone calls—since the November 6th elections have been huge!

I can’t blame Californians for wanting to get out of the state. We have a lot of Montreux homes for sale, and we welcome these new buyers!

Reno Real Estate Market

In the month of October, home sales were up 6% from October 2011. The average home price was $185,000—a 23% increase from a year earlier (Oct. 2011).

Lake Tahoe Real Estate Market

The Lake Tahoe real estate market was down 21% compared to a year ago (Oct. 2011). The average home price was $762,000.

We have been quite busy showing off Montreux in all its summer glory! It’s a wonderful time of year to tour perspective Buyers and to hear their astonishment at what an exquisite treasure Montreux is! The common theme is prospects from California, fleeing the oppressive tax climate and looking for the “better life” in Montreux.

There has been some very positive activity in the Montreux Real Estate arena; following is a recap of where we are for the first half of 2012:

Montreux – “A Balanced Market”

Montreux real estate sales have continued on a steady pace of nearly 2 sales a month so far in 2012. There have been 14 home sales in Montreux this year, with an average sales price of $1,228,285. Seven of the 14 sales were over $1,000,000.

As for current inventory, there are currently only 30 homes on the market. To assess the current absorption rate (current inventory divided by sales), the resulted absorption rate is 47%. This rate indicates a 6 month supply of inventory and is characterized as a “balanced or transitional market”.

I can’t blame them. Knowbody wants to feel like they overpaid for something. They want to know if prices have stabilized.

So instead of trying to guess, let’s look at the numbers

Comparing 2010 sales to 2011 (as of 10/1/11):

  • 2010 had 21 total home sales
  • 2011 has had 18 homes sales to date, and 6 homes are currently “Pending”
  • 2010 had one sale over $2 Million
  • 2011 has had 3 homes over $2 Million, to date
  • 2010 had an average sales price of $905,923
  • 2011 has an average sales price of $1,199,514, to date

These numbers tell me that high-end real estate—specifically Montreux—is fairing much better this year, compared to last year.

Montreux is on track to do significantly better than the previous year, both in terms of sales volume and sales price.

So far this year, we have had an average of 3 to 4 sales per month.

Here’s another statistic for you: For Washoe County 2011, 60% of all sales over $2 million dollars in were in the Montreux community.

If you’re asking yourself, is now the time to buy? My answer is yes.

For Buyer’s considering Montreux, the majority of home and lot prices represent an incredible value.

Consider the following:
Montreux purchase prices were 20-50% less than the prices of 2007. Some sales prices today are at their lowest point since Montreux’s inception in 1996.

It’s important to note that not all sales have been at give-away prices. In Montreux, for 2011, approximately 25% of the sales have been distressed—either short sales or REO’s. The remaining 75% have been regular sales, suggesting that Monteux represents a stable community. In the last quarter, Montreux saw the highest price per SF sale of the year, at $348/SF and the highest lot sale since April of 2009.

The average sales price per SF is $239/SF this year. The high at the end of 2007 was over $562/SF

Montreux Real Estate Update September 2011

One of the very best month’s in Northern Nevada is upon us! It doesn’t get much better than a sunny and calm September day!

The weather in Reno has been in the low 80’s all month. The Montreux golf course is in fantastic shape, and there is just a hint of fall approaching with the start of autumn colors in the trees.

As you will see from the list of sales over the past month, August was booming! The Reno-Tahoe-Open was a huge success at the beginning of last month and the momentum carried us through to the start of September.

We are thrilled to report that since the last update, three homes and one lot went into escrow and four homes sold.

We saw our highest house (price/SF) and lot sale so far this year! Not a bad way to end the summer! Hopefully the last quarter of 2011 will continue on the same high note.
